We have extensive knowledge and experience dealing with single storey extensions, garage extensions, porches, double storey extensions and house to flat conversions and we understand that plans should be tailored to exactly what the homeowner needs. We at Musawir Architecture can provided all the necessary advice and support for you to successfully get planning permission for your proposal.
We also have extensive knowledge and experience dealing with new build construction in and around the London area; making Musawir Architecture the ideal planning company to use no matter what the requirements are! Our reasonable prices outlined below:

Building Regulations
We can prepare building regulations and obtain structural calculations from a recommended structural engineer. Write to us for a personalised offer. We can produce all design drawings within 2-3 weeks after instruction (or sooner, upon request). Estimated costs: £850 – £2,400 depending on the nature of the proposed work.
The Party Wall etc Act 1996
The Party Wall etc Act 1996 or Party Wall Agreement provides a framework for preventing and resolving disputes in relation to party walls, boundary walls and excavations near neighbouring buildings. A building owner proposing to start work covered by the Act must give adjoining owners notice of their intentions in the way set down in the Act.
WHAT IS THE PARTY WALL ACT?
The Party Wall etc. Act 1996 covers three distinct types of work; alterations to party structures (usually walls but may also be floors), the construction of new walls at the boundary and excavation close to neighbouring properties.
These are some typical examples of work that is likely to be covered by the Act:
- Cutting beams in to a party wall as part of a loft conversion
- Removing chimney breasts that are attached to a party wall
- Excavating for the foundations to a new extension within 3m of a neighbouring or shared structure
- Underpinning a party wall to facilitate a basement extension
The Act permits owners to carry out certain specific works whilst at the same time protecting the interests of anyone who might be affected by that work. It makes sure property owners notify their neighbours in advance of certain proposed works and provides a mechanism for resolving disputes and enabling works to proceed.
Planning Advice
- Telephone consultation: free (and without obligation) in a pre-determined telephone consultation of 10 minutes with a programming consultant.
- Consultation by e-mail / Whatsapp: free, depending on the discretion and availability of Musawir Architecture.
- Feasibility study office with opportunity report: £80 for 20 minutes or £200 per hour. We confirm approximately How many hours do we take (depending on the nature of the proposed work and the location of the property). This is the preferred option for developers who want to buy a property and do not have enough time to get advice from a pre-application advice from the council. The report will contain between 1 and 30 pages, depending on the complexity of the developments. It usually takes 3 to 5 business days to prepare the report.
- Site visits: £200 per hour for an on-site visit and consultation with a planning consultant to analyze the feasibility of your proposed development. Travel time from our office is calculated and charged to the customer. Site visits are subject to our availability and are 100% refunded if we are asked to prepare a planning request and / or all relevant architectural drawings.
3D Visuals
We can prepare 3D rendering / images from £350 for 3-4 images. We recommend high definition 3D visualizations / renderings to help planners understand the scheme and design and to help the client understand what is proposed. These images are not a requirement in the planning process, but they can add value to the schedule. In addition, 3D renderings / images can be used for marketing purposes to attract tenants, buyers or investors. See here some samples of our work.
